Rental Process Policy

 Please Note:

  • Please be aware of scammers, We do NOT list on Craigslist!
  • We never will ask for cash, a check, or a credit card number!
  • Please do NOT pay deposits before completing the rental agreement as outlined below!
  • Please be advised: Unfortunately, at this time, we are NOT approved for section 8 or Vouchers.

 

Initial step

  • ·      Background Checks, Evictions History, Credit Reports, and Proof of Income are required for each person over 18.
  • ·      Please APPLY at our property listing via secured links to background checks at ZILLOW.com or APARTMENTS.com only!
  • Renters Tip: to live comfortably - U.S. Department of Housing and Urban Development advises: “ … the family may not pay more than 40% of its adjusted monthly income for rent and utilities ….”
  • After your application (Credit report, background check, and proof of income) arrives from Zillow.com or Apartments.com and has been reviewed by the administration, you will be notified about acceptance status via email. This may take a few days due to a large number of applicants.

 

Next step in the rental process:

  •       If your application is considered, our manager Brian will schedule a phone call interview with you.
  •       If accepted, you will be emailed a Rental Contract  via the “SignNow” App.
  •       You will be asked to download the FREE “SignNow” App on your smartphone and sign the Rental Contract and Disclosure.
  •       Once the signed contract has been received, we will establish a Tenant portal for you via our rental management software platform at Apartments.com.
  •       You will receive an email from Apartments.com to accept the invitation and create your unique ID and a password to access the SECURE tenant portal that only you can see and use.
  •       Upon your Tenant Portal has been established, you will be invited to pay three separate bills: Deposit, First Month, and Last Month.

 

Payments:

  •       ALL payments must be rendered through your tenant portal at Apartments.com. This is for your protection and security, you have proof of all payments in writing. You may submit it to a credit bureau to improve your credit score. Your landlord does NOT have access to your financial information.
  •       The best way to pay is via direct ACH transfer from your bank. This is secure and HIPAA-compliant. Read more about payment set up at  https://renterhelp.apartments.com/category/203-payments 
  •       Please be advised: Apartments.com will charge a credit card processing fee if you choose to pay via credit card. Checks or cash are NOT accepted!
  •       Deposits are due upon signing the rental agreement contract. The moment all payments are received, your RENTAL CONTRACT is signed by both parties it is active and binding to both parties. Please note: the initial payment may take about eight days to be received.

 

 Moving-in

  •        Our manager will schedule a walk through the property with you 3 days before the move-in date.  Keys to the property are issued to you at that time.
  •        Welcome to your new home.


Please be advised

  • The tenant pays all utilities.
  • Inside of the house and other structures on the property are NON-smoking areas.
  • The dangerous/aggressive dog breeds are NOT permitted on-premises.
  • The tenant is responsible for landscape and other applicable maintenance.
  • The tenant must maintain renter’s insurance, purchased via apartments.com or at your car insurance agency. You must submit a copy of the renter insurance policy to the landlord.
